Why Flat Roofs Need a Different Maintenance Mindset
A flat roof is rarely truly flat. Most low-slope commercial and outbuilding roofs are designed with a slight pitch, usually between a quarter-inch and half-inch of fall per foot, to push water toward drains and scuppers. When that slope is compromised by ponding, debris, or a sagging deck, water sits where it should be moving, and standing water is the number one enemy of any membrane roof.
Unlike a steep asphalt shingle roof that sheds water and snow quickly, a flat roof holds whatever lands on it until gravity or a drain moves it along. In the Inland Northwest, that means heavy wet snow in winter, pine needles and seed pods in spring and fall, and intense UV in summer. Each of those stresses the roof in a different way, so a once-a-year glance from the parking lot is not enough. Flat roofs reward owners who inspect on a schedule and act on small problems before they spread.
Common Flat Roof Systems You'll See Around Spokane
Knowing what kind of membrane you have shapes how you maintain it. The most common low-slope systems on Spokane and Coeur d'Alene buildings are:
- TPO and PVC (single-ply): White or light-gray membranes that are heat-welded at the seams. They reflect heat well and are popular on newer commercial buildings.
- EPDM (rubber): A dark, durable membrane often seen on older flat roofs. Seams are typically adhered or taped rather than welded.
- Modified bitumen and built-up roofs (BUR): Layered asphalt-based systems, sometimes finished with a gravel or mineral surface.
Each system has its own failure points. Single-ply roofs depend heavily on seam integrity, EPDM can shrink and pull at flashings over time, and built-up roofs can blister or lose surface granules. Drainage: The Single Most Important Thing to Watch
If you only check one thing on your flat roof, make it drainage. Walk the roof a day or two after rain and look for ponding, areas where water lingers longer than 48 hours. Persistent ponding adds weight, accelerates membrane breakdown, and signals a clogged drain or a low spot in the deck.
Keep internal drains, scupper openings, and gutters clear of leaves, needles, gravel, and roofing debris. A drain that backs up during a hard rain or a snowmelt can put hundreds of pounds of standing water on a deck in a matter of hours. Pay special attention in spring when melting snow combines with the season's first heavy rains. Around Spokane and North Idaho, that freeze-thaw cycle is relentless, and water that refreezes overnight in a partially blocked drain can split seams and crack flashings.
Snow Load and Ice in the Inland Northwest
Our winters put real stress on low-slope roofs. Wet Inland Northwest snow can weigh roughly 15 to 20 pounds per cubic foot, and on a flat roof it does not slide off on its own. Drifting can pile snow unevenly against parapet walls and rooftop equipment, concentrating load in one area.
Watch for uneven drifts, ice buildup around drains and scuppers, and any sagging or new interior leaks during a thaw. If you remove snow, do it carefully, plastic shovels and gentle technique only, because a metal blade can slice a membrane in seconds. When loads look heavy or you see structural concerns, it is far cheaper to call a professional than to risk damage or collapse. The same freeze-thaw cycles that cause ice dams on pitched roofs will work water into any small gap on a flat roof.
A Practical Inspection Routine
Aim to inspect a low-slope roof at least twice a year, in spring and fall, plus after any major storm, wind event, or hail. A simple walk-through should cover:
- The field of the membrane: Look for punctures, blisters, bubbles, cracks, or areas that feel soft underfoot.
- Seams and laps: Check that welds and adhered seams are still tight, with no lifting edges.
- Flashings and penetrations: Inspect around vents, skylights, HVAC curbs, and pipe boots, since these transitions are the most common leak points.
- Parapet walls and coping: Look for open joints, loose caps, or failed sealant.
- Drains, scuppers, and gutters: Confirm they are clear and water is moving.
Photograph anything that looks off and date your notes. A simple log turns vague memories into a real record you can show a contractor, and it helps you catch slow changes before they become emergencies.
Small Repairs vs. When It's Time to Replace
Many flat roof issues are genuinely minor when caught early: re-welding a lifted seam, patching a small puncture, resealing a flashing, or reattaching a loose drain ring. Routine attention like this can add years to a membrane and is dramatically cheaper than a full tear-off.
It may be time to consider roof replacement when you see widespread ponding tied to a sagging deck, seams failing across large areas, repeated leaks in different spots, or a membrane that has reached the end of its expected service life. Single-ply and modified bitumen systems often last roughly 15 to 30 years depending on the material, installation, and maintenance. If repairs are becoming a yearly habit, replacement usually pencils out better than chasing leaks indefinitely. For some buildings, a standing-seam metal roofing conversion on the steeper sections can also be worth discussing.
