What Flashing Actually Does
When most homeowners picture a roof, they picture shingles. But shingles only handle the easy part: the wide, flat planes where water simply runs downhill. The hard part is every place where the roof is interrupted, and that is where flashing does its job.
Flashing is the thin metal (usually aluminum, galvanized steel, or copper) installed at the seams and transitions of a roof to direct water away from vulnerable joints. Anywhere two roof planes meet, anywhere something pokes through the deck, and anywhere the roof butts against a wall, there is flashing doing the real waterproofing work. Shingles shed water; flashing controls it at the dangerous spots.
This matters because in our experience the overwhelming majority of roof leaks we are called to inspect around Spokane and North Idaho do not start in the field of the shingles at all. They start at failed, missing, or improperly installed flashing. The shingles can have a decade of life left while a $40 piece of bent metal quietly lets water into your attic.
The Usual Suspects: Where Flashing Lives
Knowing where flashing is installed helps you understand where leaks tend to begin. The common locations include:
- Chimneys. Chimneys need a layered system: base flashing, step flashing up the sides, and counter-flashing set into the masonry. This is one of the most leak-prone spots on any roof.
- Walls and dormers. Where a roof plane meets a vertical wall, step flashing weaves in with each shingle course. Skipped or caulked-over step flashing is a frequent culprit.
- Valleys. The V-shaped channels where two roof slopes meet carry enormous volumes of water and snowmelt. Valley flashing failures cause some of the worst leaks.
- Plumbing vents and pipes. Rubber pipe boots crack and dry out, often before the surrounding shingles wear out.
- Skylights. Skylight flashing kits must be installed precisely, or water finds the gap.
- Roof-to-roof transitions and eaves. Drip edge and apron flashing keep water from wicking back under the roof edge.
Each of these is a place where the roof's continuous barrier is deliberately broken and then carefully re-sealed with metal. Get any one of them wrong and you have a leak waiting for the next storm.
Why Flashing Fails in the Inland Northwest
Our climate is unusually hard on flashing. A roof in a mild, dry region might never test its flashing the way ours does. Here is what works against you in Spokane, Spokane Valley, Coeur d'Alene, and across North Idaho:
- Freeze-thaw cycling. Water seeps into tiny gaps, freezes, expands, and pries metal and sealant apart a little more with every cold snap. Over a few winters, a sound-looking joint can open up.
- Ice dams. When snow melts higher on the roof and refreezes at the cold eaves, the resulting ice dam backs water uphill, behind and underneath flashing that was only ever designed to shed water flowing downhill.
- Heavy, wet snow loads. The weight and slow movement of a deep snowpack can shift and deform flashing over time.
- Wind and hail. Gusts lift loosely fastened flashing; hail dents and work-hardens metal, accelerating fatigue and corrosion.
- Thermal movement. Big summer-to-winter temperature swings make metal expand and contract, slowly loosening fasteners and tearing old sealant.
This is also why we are skeptical of flashing that relies on a bead of caulk as its primary defense. Sealant has a place as a secondary measure, but in our freeze-thaw climate caulk-only flashing tends to fail within a few years. Properly formed, mechanically integrated metal flashing is what lasts.
Warning Signs You Can Spot From the Ground
You do not need to climb on the roof to catch many flashing problems early. From the ground or a window, watch for:
- Stains on ceilings or walls, especially near a chimney, in a corner where the ceiling meets an exterior wall, or below a skylight.
- Rust streaks running down from metal flashing or fasteners.
- Lifted, curled, or visibly loose metal along a wall, chimney, or roof edge.
- Cracked or split rubber boots around plumbing vent pipes; these are easy to see with binoculars.
- Dried, cracked, or peeling caulk visible at any roof joint.
- Peeling exterior paint or soft trim near a roofline, which often signals chronic moisture from a flashing leak.
- Damp insulation or daylight visible in the attic near a penetration after a storm.
A small flashing leak rarely announces itself with a dramatic drip. It works quietly behind the scenes, rotting decking and feeding mold for months before a stain finally appears on the ceiling. By the time you see water indoors, the hidden damage is usually well underway.
Repair, Reseal, or Replace?
Not every flashing problem requires the same fix, and an honest assessment matters. Broadly, the options are:
- Reseal or re-secure. If the metal is in good shape but a fastener has backed out or sealant has aged, a targeted repair can restore the joint. This is the least invasive option when the underlying flashing is sound.
- Replace the flashing. Corroded, dented, or improperly installed flashing should be removed and replaced with correctly formed metal, properly woven into the surrounding shingles. Pipe boots in particular are inexpensive to replace and well worth doing before they fail.
- Address it during a roof replacement. If your roof is already near the end of its life, the smartest move is often to replace flashing as part of a full roof replacement. Reusing tired old flashing on a brand-new roof is a common shortcut that undermines the whole job.
One caution: be wary of any contractor whose answer to every flashing leak is more caulk. Smearing roofing tar or sealant over a failing chimney saddle might stop a drip for a season, but it hides the real problem and almost always leaks again. Good flashing work is about shaping and integrating metal correctly, not gluing over symptoms.

A Simple Maintenance Habit That Pays Off
Flashing rewards attention. The cheapest leak is the one you catch before it reaches your living room. We suggest a quick seasonal routine for Spokane and North Idaho homeowners:
- In late fall, before the snow flies, scan your roof from the ground for loose metal, cracked boots, and aged caulk. Clear gutters so meltwater can actually drain.
- After major wind or hail, look for lifted or dented flashing and check the attic for any signs of moisture.
- In spring, after the freeze-thaw season has done its worst, check ceilings and exterior trim near rooflines for new stains.
Pair that with a professional inspection every few years, or sooner if your roof is older, and you will catch the vast majority of flashing issues while they are still cheap to fix. A roof is a system, and flashing is the part of that system most likely to need a watchful eye in our climate.
