What "Standing Seam" Actually Means
Standing seam is a type of metal roofing where long, vertical panels run from the ridge down to the eave, and the seams between them are raised above the flat of the roof. Those raised seams are folded or mechanically locked together, which keeps the fastener connections up and away from water. That's the whole idea: the parts that join the panels sit on top of the roof, not down in the wet path.
This is different from the corrugated or "exposed fastener" metal you see on barns and pole buildings, where screws go straight through the face of the panel. Exposed-fastener metal is cheaper, but every screw is a small hole sealed by a rubber washer that eventually dries out. Standing seam hides its fasteners under the seams, so there's far less to fail over a 40 to 50-year lifespan.
For Spokane and North Idaho homes, the most common profiles are snap-lock panels (panels snap together, good for steeper pitches) and mechanical-lock panels (seamed with a tool, better for low slopes and heavy weather). Both are a real upgrade over ag-panel metal.
Why It Performs Well in Inland Northwest Winters
Our climate is hard on roofs. We get heavy snow loads on the Palouse and around Coeur d'Alene, repeated freeze-thaw cycles, ice dams on the north-facing eaves, and the occasional summer windstorm or hailstorm. Standing seam handles most of this unusually well.
- Snow shedding: The smooth, slick surface lets snow slide off rather than building up. That reduces structural load and helps prevent the meltwater backup that causes ice dams.
- Ice dam resistance: Because the seams and fastener points are raised above the water plane, melting snow that refreezes at the eave is less likely to find a path in. Pairing the metal with a quality ice-and-water membrane at the eaves adds a second line of defense.
- Wind: Mechanically seamed panels are rated for high wind uplift, often well above what we see in the Spokane Valley.
- Fire: Metal is non-combustible, which matters as wildfire seasons get longer across eastern Washington and North Idaho.
One caveat: because snow slides, you need to plan where it lands. Snow guards or retention bars are usually added above doorways, walkways, and over gutters so a sliding sheet of snow doesn't damage them or anyone below.
The Honest Pros
Here's where standing seam genuinely earns its reputation:
- Longevity: A properly installed standing seam roof commonly lasts 40 to 50+ years, often two to three times the life of a standard asphalt shingle roof in our climate.
- Low maintenance: No exposed screws to re-torque, no granules washing into the gutters, very little to do beyond keeping debris off.
- Energy and snow performance: Reflective finishes can cut summer attic heat, and the shedding action keeps winter loads down.
- Clean, modern look: The crisp vertical lines suit everything from a modern Kendall Yards build to a rural metal-and-timber home in North Idaho.
- Recyclable: Metal panels are made with recycled content and are fully recyclable at end of life.
The Honest Cons
No roof is perfect, and it would be a disservice to pretend standing seam has no downsides:
- Upfront cost: It is one of the more expensive residential options, typically two to three times the installed cost of architectural asphalt shingles.
- Installation matters more: Standing seam is unforgiving of poor workmanship. Panel expansion, proper clip spacing, and flashing details at valleys and penetrations all have to be right, which is why crew experience is critical.
- Denting: Large hail or a heavy falling branch can dent thinner-gauge panels. Thicker gauges and steel (versus aluminum) resist this better.
- Noise and expansion: With proper underlayment and decking, rain noise is a non-issue, but panels do expand and contract, so concealed-fastener clip systems are used to let them move.
- Repairs and matching: Because panels are long and interlocked, an isolated repair is more involved than swapping a few shingles.
What Standing Seam Costs Around Spokane & Coeur d'Alene
Costs vary with roof size, pitch, complexity, metal type, and gauge, so treat any number as a ballpark until you have a measured quote. As a general industry range for our region, installed standing seam tends to land somewhere around $10 to $18+ per square foot, which is well above asphalt and usually a bit above most exposed-fastener metal.
What pushes the price up or down:
- Material: Steel is typically more affordable and dent-resistant; aluminum costs more but won't rust, which can matter on some properties.
- Gauge and finish: Thicker panels and premium PVDF (Kynar) finishes cost more but hold color and resist fading and chalking for decades.
- Roof complexity: Hips, valleys, dormers, skylights, and steep pitches add labor and flashing work.
- Tear-off: Removing old material and inspecting the decking adds cost but is the right way to do it.
Yes, it's a larger investment than shingles. The trade-off is that you're likely buying a roof you may never replace again. If the upfront number is a hurdle, ask about flexible financing so you can spread it out.
Standing Seam vs. Asphalt Shingles
