How EPDM Is Installed
EPDM is a single-ply membrane, meaning the entire waterproof layer is one continuous sheet of rubber rather than overlapping shingles. It is installed in one of three ways:
- Fully adhered - bonded to the deck with adhesive so it lies flat and tight.
- Mechanically fastened - secured with plates and screws, then seams are sealed.
- Ballasted - laid loose and weighted down with river rock or pavers.
Seams are joined with specialized seam tape or adhesive, and because there are so few seams on a single sheet, there are fewer places for water to sneak through.
Why EPDM Matters in the Spokane / Inland Northwest Climate
Flat and low-slope roofs are common on additions, porches, garages, and modern homes around Spokane and North Idaho, and these are exactly the spots where snow piles up and water pools. EPDM is well suited to our climate for a few reasons:
- Freeze-thaw flexibility - rubber stays pliable in cold temperatures and flexes as the roof expands and contracts through repeated freeze-thaw cycles, instead of cracking like some rigid materials.
- Standing-water resistance - the continuous membrane handles ponding from melting snow far better than seamed or shingled surfaces.
- Snow load and ice dams - a smooth, sealed surface gives heavy wet snow and ice fewer gaps to work into.
- Hail and wind - EPDM is impact-resistant and, when fully adhered, holds up to the wind events that move through the Inland Northwest.
Black vs. White EPDM
EPDM is most often black, which is an advantage in our region: the dark surface absorbs sunlight and helps warm the roof, encouraging snow and ice to melt and drain rather than building into heavy loads or ice dams. White (reflective) EPDM exists for hot, sunny climates where keeping a building cool is the priority, but for snow-country roofs in Spokane and North Idaho, black EPDM usually makes more sense.
Lifespan and Maintenance
A properly installed EPDM roof can last a long time with minimal upkeep. The main maintenance points are keeping seams and flashing intact, clearing debris so water drains freely, and checking penetrations around vents and skylights. Punctures from foot traffic or falling branches are the most common issue, and small repairs are usually straightforward.
