What Mead's setting does to a roof
Mead sits on the higher, more open ground north of Spokane, and that elevation and exposure shape how roofs wear here. Homes off Mt Spokane Hwy and across the surrounding north Spokane suburban homes catch full afternoon sun with little mature tree cover on many of the newer lots, which drives the volatile oils out of asphalt shingles season after season.
Then winter reverses the pressure. Daytime thaw and overnight refreeze work the shingle mat back and forth, and once the asphalt has given up its oils it can no longer move with those swings. The visible results are granule loss in the gutters, lifting edges, and a brittle surface that shows up well before a roof reaches the end of its rated years.
What rejuvenation actually does
Shingle rejuvenation treats the cause rather than the symptom. A penetrating, bio-based treatment is applied across the field of the roof, where it soaks into the shingle mat and replenishes the oils that sun and freeze-thaw have driven off.
- Renewed flexibility so shingles expand and contract with the cold instead of cracking
- Better granule adhesion, which shields the asphalt from further UV breakdown
- Several added years of service on a roof that is sound underneath but drying out on top
For a Mead home that is structurally fine yet starting to look weathered, this is a maintenance step, not a teardown.
Is your Mead roof a candidate?
Rejuvenation is meant for roofs that are aging, not failing. The strongest candidates are asphalt shingles roughly 8 to 18 years old that show drying, light granule loss, or fading but are not actively leaking or storm-damaged.
If a roof has missing shingles, ongoing leaks, or rotted decking, we will tell you plainly that it needs roof replacement instead. We would rather pass on a small job than sell a treatment that cannot fix the real problem.
How we run the job in Mead
Every project opens with a free, no-pressure inspection. We get on the roof, check the shingles up close, and look at what ages a roof from underneath: attic ventilation, flashing, valleys, and any areas already past saving.
When rejuvenation is the right call, we mask off siding and landscaping, address minor repairs, and apply the treatment evenly across the full shingle field, scheduling around the dry, mild weather window the product needs to cure. When it is not the right call, we say so and walk you through the alternatives without a hard sell.
