Repair, recoat, or replace
Not every flat roof needs to come off. If your membrane is generally sound but showing isolated seam splits, a failed flashing detail, or a slow leak around a penetration, a targeted repair may be all you need before winter. Aging but intact membranes can sometimes be cleaned and recoated to add reflectivity and years of service. When the substrate is wet, the slope is poor, or the membrane is past its life, a full TPO tear-off and rebuild is the honest answer.
