Why low-slope roofs struggle out here
Plenty of homes off Hwy 291 and the additions tucked along the Spokane River have a flat or low-slope element - a patio cover, a shop, a mid-century section, or a porch roof that was added later. On a steep pitch, snowmelt runs off in minutes. On a low slope, it pools. When that pool refreezes overnight during a freeze-thaw swing, the ice expands into every seam and fastener it can find.
Add the tree-shaded lakeside lots near Riverside State Park, where pine needles, leaves, and moss collect in the low spots and trap moisture against the roof, and you have the two conditions that retire a flat roof early: ponding water and organic debris. What TPO actually gives you
TPO (thermoplastic polyolefin) is a single-ply membrane that gets heat-welded at the seams - not glued, not taped. A hot-air weld fuses the sheets into one continuous surface, so there is no adhesive to dry out and peel when the temperature drops below zero. That seam strength is why TPO holds up to standing water far better than older built-up or roll-roofing systems.

Before we quote a membrane, we look at slope, drainage, and where ponding has already left its mark - because installing new TPO over a drainage problem just buys you a more expensive leak. Where the deck is dead-flat, we build in tapered insulation to create positive slope toward drains and scuppers so water leaves the roof instead of sitting on it.
From there it is clean detailing: properly fastened or fully adhered membrane, heat-welded seams, and reinforced flashing at every penetration, parapet, and wall transition - the spots where flat roofs almost always fail first.
