The two seasons that age a Valley roof
Spokane Valley shingles live a double life. Through July and August, south- and west-facing slopes from Greenacres to the Mirabeau bluffs sit under relentless high-desert sun that drives the volatile oils out of the asphalt mat. By December those same slopes are carrying snow, shedding meltwater into ice dams at the eaves, and cycling through freeze and thaw that pries at any shingle that has lost its give.
That combination is why so many Valley roofs reach a brittle, granule-shedding stage faster than the box the shingles came in would suggest. The damage is real, but on a sound roof it is also treatable.
Where rejuvenation comes in
Rejuvenation is a sprayed, bio-based treatment that soaks into the shingle and replaces the maltenes, the oily compounds responsible for keeping asphalt flexible. Put those compounds back and the shingle can move with the temperature swings again instead of cracking through them.
- Returns flexibility so freeze-thaw stops splitting brittle mats
- Re-binds granules that shield the asphalt from summer UV
- Penetrates the shingle rather than coating over it, so it does not change color or trap moisture
It is maintenance for a roof that still has integrity. It is not a rescue for one that is already leaking, rotted, or shedding bare mat.
Which roofs qualify
The strongest candidates are roughly 6 to 18 years old, watertight, and drying out rather than disintegrating. We confirm that with a free inspection before we ever quote, checking granule loss, brittleness, the deck, the flashing, and attic ventilation.
Plenty of second-owner homes around Greenacres land right in that window, with original roofs that have several honest years left if they are treated now. If a roof has gone past the point treatment can help, we will say so plainly and lay out the alternative. Our roof replacement in Spokane Valley page covers that route.
Homes and light-commercial buildings alike
The stretch around Sullivan Rd and Trent Ave is a genuine mix of residential streets and light-commercial property, and we treat both. Single-family roofs in Greenacres, storefronts, small offices, and the steep-slope asphalt sections on light-commercial buildings all respond to rejuvenation when the field is intact.
For owners managing several buildings, treating them keeps a maintenance budget intact without forcing a disruptive, all-at-once re-roof across the whole portfolio.
How we run the job
Every project starts with a walk of the roof and a look in the attic so we understand how the shingles are actually wearing, not just how they read from the street. If the roof qualifies, we mask off landscaping and the lines where roof meets siding, then apply the treatment evenly across all slopes so the fast-drying south and west exposures get the same coverage as the shaded north side.
Most homes finish in a single day with no tear-off and no debris, and you can stay put while it cures. We time application around the Valley's weather windows, since the cool, damp shoulder seasons actually help the product set.
Who is doing the work
DG Contracting has been family owned in Colbert since 2013, and we hold GAF Master Elite certification, a standard met by only the top 2 to 3 percent of roofers nationwide. Our 288 five-star Google reviews come from neighbors across the Valley and the wider Inland Northwest.
We are licensed and insured in Washington and Idaho, estimates are free, and flexible financing is available. The rejuvenation treatment carries its own manufacturer-backed warranty, and when a roof does eventually need replacing, we stand behind that work with a 15-25 year workmanship warranty and the GAF Golden Pledge covering up to 25 and 50 years.
