Why Moss and Algae Love Inland Northwest Roofs
Drive through almost any established Spokane or Coeur d'Alene neighborhood and you'll spot it: fuzzy green clumps along shingle edges, or long dark streaks running down north-facing slopes. These two problems look different, but they share the same enemy, moisture that lingers.
Our region is a perfect storm for roof growth. We get real winter snow and ice that melts slowly, weeks of damp spring weather, and mature evergreens and deciduous trees that shade roofs and drop debris. Add the freeze-thaw cycles common from Colbert to Post Falls, and you have surfaces that stay wet long enough for organisms to take hold.
Moss is a true plant. It grabs onto the rough surface of asphalt shingles, sends up tiny clumps, and holds water like a sponge. Algae (usually Gloeocapsa magma) is different, it's an airborne bacteria-like organism that creates flat black or dark green stains, the streaks you see most on north and east exposures.
Moss vs. Algae: How to Tell Them Apart
Knowing which one you have changes how you treat it, so look closely before you grab a hose.
- Moss is three-dimensional and green. It builds up in clumps, especially along the bottom edges of shingles and in the keyways between them. You can feel it, it's spongy. This is the more damaging of the two.
- Algae is flat. It shows as dark streaks or a general dingy discoloration, almost like the roof is dirty. It rarely lifts off the surface.
- Lichen is a third visitor, a crusty, gray-green growth that bonds tightly to shingles and is notoriously stubborn to remove without damaging granules.
Algae is mostly cosmetic in the short term. Moss and lichen, on the other hand, physically pry at your roofing materials and trap moisture against them.
Is Moss Actually Hurting My Roof?
In a word, yes, moss is more than an eyesore. As moss grows it lifts the edges of asphalt shingles, creating gaps where wind-driven rain and snowmelt can sneak underneath. The sponge-like moss also keeps the shingle surface wet long after the rest of the roof has dried, accelerating granule loss and the breakdown of the asphalt mat.
In our climate the bigger danger is winter. Moss holds water, water freezes and expands, and that freeze-thaw action works like a slow crowbar on shingles, flashing, and seams. Roofs that already battle ice dams don't need the extra moisture moss provides.
Left for years, heavy moss can shorten the practical life of an asphalt roof noticeably. Algae streaking, by contrast, won't usually cause leaks, but some research suggests dark algae can slightly raise roof surface temperatures, and it definitely drags down curb appeal and home value.
How to Remove It Safely (and What to Avoid)
The single most important rule: never pressure wash an asphalt shingle roof. A pressure washer blasts away the protective mineral granules that give shingles their color and UV protection, taking years off the roof in minutes. We've inspected plenty of prematurely failing roofs around Spokane that were cleaned this way.
The safe approach is gentle and chemical, not forceful:
- Wet the roof and surrounding plants with plain water first to protect landscaping.
- Apply a cleaning solution, many roofers use a diluted mix based on sodium hypochlorite (similar to bleach) or a dedicated, manufacturer-approved roof cleaner. GAF and other manufacturers publish approved cleaning guidance.
- Let it dwell, then rinse with low-pressure water. Work top-down so runoff doesn't re-soil clean areas.
- For thick moss, let it die and dry, then remove it gently with a soft brush, working downward with the shingle, never up against the grain.
- Rinse plants again afterward.
Honestly, this is also a real safety question. Wet, mossy roofs are slick, and our pitched roofs over hard ground are no place to learn ladder skills. If your roof is steep, tall, or heavily covered, hiring a pro is the smart call.
The Best Prevention: Zinc and Copper Strips
Here's a trick borrowed from old metal-flashed roofs. Ever notice the clean streaks running down from a metal chimney cap or vent flashing? That's because rain washes trace amounts of zinc and copper down the roof, and those metals are naturally toxic to moss and algae.
You can recreate that effect deliberately. Installing a strip of zinc or copper just below the ridge means every rain releases a tiny dose of metal ions that wash down the slope and suppress new growth. It's inexpensive, low-profile, and one of the most effective long-term preventions for our climate.
This is exactly the kind of detail we plan for during a roof replacement, along with algae-resistant shingles. Most quality architectural shingles now come with a Stainguard-style algae warranty (often 10 to 25 years) built right in, thanks to copper-infused granules.
Stop Feeding the Problem: Trees, Gutters, and Airflow
Chemicals and metal strips treat the symptom. To attack the cause, you have to dry the roof out faster after every storm.
- Trim back overhanging branches. Shade keeps slopes damp and drops the leaves and needles that moss feeds on. More sun and airflow is the cheapest moss prevention there is.
- Keep gutters clean. Clogged gutters back water up under the bottom courses of shingles, the exact zone where moss starts. This matters even more here because backed-up gutters also feed ice dams.
- Clear roof valleys and debris. Piles of pine needles hold moisture and become a seedbed for growth.
- Make sure attic ventilation is working. A properly vented attic keeps the roof deck temperature even, which reduces the condensation and slow snowmelt that keep things wet.

When Cleaning Isn't Enough: Repair or Replace
Cleaning makes a roof look new, but it can't restore a roof that moss has already worn out. If you're seeing widespread granule loss, curling or lifting shingles, bare spots, or any signs of leaking, the growth may be a symptom of a roof that's near the end of its service life.
A few honest signals it's time to talk about replacement rather than another cleaning: the roof is past 20 years old, multiple slopes have heavy moss and lichen, or you're cleaning every year or two and it keeps coming back fast. At that point the cleaning cost starts chasing a roof that's failing anyway.
This is also the moment many Inland Northwest homeowners consider metal roofing, its smooth surface gives moss almost nothing to grip and sheds snow readily, which is a real advantage in heavy-snow areas.
