What "Freeze-Thaw" Actually Means in Spokane
If you have lived in Spokane, Spokane Valley, or Coeur d'Alene for even one winter, you know the temperature rarely sits still. A January day might climb to 38 degrees under afternoon sun, then plunge to 18 overnight. That swing across the freezing point, repeated dozens of times each winter, is what roofers mean by the freeze-thaw cycle.
The mechanics are simple but punishing. Daytime melt and any liquid water seep into hairline cracks, seams, and porous surfaces on your roof. When temperatures drop after sunset, that trapped water freezes and expands by roughly nine percent. That expansion pries the crack a little wider. The next day it melts, water works in deeper, and the cycle repeats. What started as a cosmetic flaw becomes a real leak.
The Inland Northwest is especially hard on roofs because we get this swing so often. Unlike regions that freeze solid in November and stay frozen, our roofs may cross the freezing line over a hundred times in a single season.
Why the Cycle Is So Hard on Inland Northwest Roofs
Three local factors stack on top of each other to make freeze-thaw worse here than in many parts of the country:
- Big daily temperature swings. Our high-desert-influenced climate means clear days warm up fast and clear nights cool off just as fast, driving more melt-and-refreeze events per week.
- Heavy, wet snow loads. Snow that sits on a roof acts like a sponge and an insulator. It holds meltwater against shingles and flashing for days, giving the cycle plenty of moisture to work with.
- Sun angle and aspect. South- and west-facing slopes thaw in the afternoon while north slopes stay frozen, so a single roof can run two different cycles at once. The transition zones between them take the most stress.
Add wind and the occasional hail event common across Spokane County and North Idaho, and small weaknesses rarely stay small for long.
The Damage You Can See: Shingles, Flashing, and Granules
Asphalt shingles are made to flex, but repeated freezing makes them brittle and contracts the mat. Over many cycles you may notice:
- Cracking and splitting across the face of shingles, especially on older roofs that have already lost flexibility.
- Curling and lifting edges as the cycle works the sealant strips loose, leaving shingles vulnerable to wind.
- Granule loss showing up as black grit in gutters and at downspout outlets. Granules protect the asphalt from UV, so losing them accelerates aging.
- Lifting or rusting flashing around chimneys, vents, and valleys, where expansion and contraction loosen fasteners and open gaps.
Any one of these can be a normal sign of age, but in combination they often mean the roof's defenses are slipping. A close look from the ground with binoculars after a cold snap can tell you a lot.
The Damage You Cannot See: Ice Dams and Trapped Moisture
The most expensive freeze-thaw damage usually hides above the ceiling. Ice dams form when heat escaping from the attic melts the underside of the snowpack. That meltwater runs down to the cold eave, refreezes, and builds a ridge of ice. Water pooling behind the dam has nowhere to go but sideways and up, slipping under shingles and into the roof deck.
From inside the house this shows up as brown ceiling stains, peeling paint near exterior walls, damp insulation, or icicles hanging in long rows from the gutters. By the time you see a stain, water has often been intruding for a while.
Trapped moisture also feeds rot in the decking and rusts fasteners from the inside out. Two upgrades make the biggest difference: a self-sealing ice-and-water shield membrane along the eaves and valleys, and proper attic insulation and ventilation that keeps the roof deck cold and uniform. Both are standard practice on a quality roof replacement in our climate.
How Roofing Systems Are Built to Fight Freeze-Thaw
A roof is a system, not just the shingles you see. Several components specifically counter freeze-thaw stress:
- Ice-and-water shield at eaves, valleys, and around penetrations creates a waterproof seal even if water backs up behind an ice dam.
- Balanced ventilation (intake at the soffits, exhaust at the ridge) keeps the deck cold so snow melts evenly instead of forming dams.
- Quality underlayment adds a secondary barrier under the shingles.

For homeowners who want the longest service life in a freeze-thaw climate, metal roofing is worth considering. Snow tends to shed before it can melt and refreeze, and metal does not crack or lose granules the way asphalt can.
What Spokane Homeowners Can Do Before Winter
You cannot change the weather, but you can take the easy targets away from it. Each fall:
- Clean the gutters so meltwater drains instead of pooling and refreezing at the eaves.
- Check the attic for thin or compressed insulation and blocked soffit vents. Warm, leaky attics are the number one cause of ice dams.
- Trim overhanging branches that drop debris and abrade shingles in wind.
- Look for early warning signs indoors: ceiling stains, a musty attic smell, or daylight around vents and the chimney.
- Schedule an inspection if your roof is more than fifteen years old or you have seen granules in the gutters.
Catching a lifted shingle or a tired flashing joint in October is a minor repair. Finding it in February, after water has run into the deck, is not.
When Repair Is Enough and When It Is Time to Replace
Not every freeze-thaw symptom means a new roof. A handful of cracked shingles, one section of loose flashing, or a localized leak can usually be repaired. The question is whether the rest of the roof has enough life left to justify a patch.
It often makes more sense to plan a replacement when you see widespread granule loss, brittle shingles cracking across multiple slopes, repeat leaks in different spots, or a deck that has already taken on moisture. Most asphalt roofs in our climate last somewhere in the range of 20 to 30 years depending on quality and ventilation, and freeze-thaw stress tends to push the lower end of that range.
