Why low-slope roofs behave differently out here
A steep-pitch shingle roof sheds snow and water by gravity. A flat or low-slope roof does not have that luxury - it has to hold a watertight seal across its entire surface, season after season. In Otis Orchards that surface spends January under a load of wet Inland Northwest snow, then rides the freeze-thaw cycle every time the sun warms it midday and the temperature drops again after dark.
On the semi-rural parcels near East Farms and out along Newman Lake, the structures carrying these roofs tend to be larger and more varied than a standard subdivision house: pole-barn shops, attached carports, additions tied into an older home. Each transition - where the low-slope section meets a wall, a parapet, or a steeper roof plane - is exactly where ponding water and ice find their way in if the membrane and flashing were not detailed correctly.
What TPO membrane actually does for a roof
TPO (thermoplastic polyolefin) is a single-ply membrane that gets heat-welded at the seams rather than glued or taped. That welded seam is the whole point: it fuses the sheets into one continuous surface with no adhesive to dry out, peel, or open up over a decade of expansion and contraction.
- Reflective surface: the bright white finish bounces summer heat instead of soaking it up, which keeps an uninsulated shop or sunroom noticeably cooler.
- Cold-weather flexibility: quality TPO stays pliable rather than turning brittle, so it tolerates the repeated freeze-thaw movement common east of Spokane.
- Seam strength: a properly welded seam is often stronger than the membrane field itself - the failure point on cheaper systems simply isn't there.
For low-slope sections that still need to handle ponding or heavy snow load, we'll talk through TPO thickness and reinforcement, and where a modified-bitumen or other membrane assembly may suit a particular structure better.
How DG approaches a flat-roof project
We start on the roof, not in the truck. Before we quote anything we look at the existing deck condition, the slope you actually have (many "flat" roofs have a deliberate quarter-inch-per-foot pitch hiding under the membrane), where water is currently pooling, and how every edge and penetration is terminated.
From there the plan usually covers tapered insulation to correct drainage where ponding is a problem, the membrane system and thickness, and the flashing details at walls, curbs, and vents - the spots that decide whether a low-slope roof lasts twenty years or leaks in three. Drainage, ponding, and snow load
The single most common reason a flat roof fails in this climate is standing water that never fully drains. A puddle that lingers more than a couple of days after a storm is working against every seam and seal underneath it, and in winter that same low spot becomes an ice mass.
On the larger-footprint shops and additions typical out near Newman Lake, we address this with tapered insulation that builds positive slope toward drains or scuppers, oversized edge metal, and reinforced detailing wherever snow tends to slide and pile from an adjacent steep roof. The goal is simple: get water moving off the roof before it has a chance to sit, freeze, and find a seam.
