Why low-slope roofs behave differently here
Plenty of homes across Indian Trail in northwest Spokane carry a flat or low-pitch element - a porch cover, a dormer connector, an addition tied onto the main house, or a modern shed-roof design popular in the newer subdivisions off Indian Trail Road. Anything under about a 2:12 pitch can't shed water by gravity alone the way a steep shingle field does. Water sits, finds the lowest seam, and works its way in.
That's why these areas call for a true membrane system instead of overlapping shingles. The roof becomes one continuous waterproof surface with heat-welded seams, the right slope built into the substrate, and flashing tied into every wall and penetration. Get the structure and the drainage right, and a low-slope roof is every bit as durable as a pitched one.
What TPO brings to a flat roof
TPO (thermoplastic polyolefin) is the membrane we reach for most on residential low-slope work. It's a single-ply sheet welded together with hot air, so the seams are fused rather than glued - no adhesive to fail over time. A few reasons it suits homes here:
- Reflective surface - the white membrane bounces summer heat, which matters on the sun-exposed roofs above garages and additions.
- Welded seams - heat welds form a monolithic surface that handles standing meltwater far better than taped or mastic joints.
- Cold-weather flexibility - it stays pliable through freeze-thaw swings instead of cracking like aged built-up roofing.
- Clean detailing - membrane wraps tightly around vents, skylights, and the wall transitions common where a flat section meets the main pitched roof.
Snow, ice dams, and the wooded draws
Indian Trail tucks plenty of houses against wooded draws and timbered lots, and that setting changes how a flat roof weathers. Snow lingers longer in shaded spots, drifts unevenly off taller pitched sections onto lower flat ones, and the freeze-thaw cycle keeps reworking any standing water near a seam. Ice dams that form at a roofline edge can back meltwater under poorly flashed membrane.

That junction takes water shed from the larger roof above and concentrates it onto the smaller low-slope area below.
Done right, the membrane runs up under the pitched roof's underlayment and counterflashing so there's no exposed seam at the most vulnerable point on the house. We treat these transitions as the priority detail on every low-slope job, because that's where a roof either holds or leaks.
