Flat & TPO Roofing in Browne's Addition, Spokane

Not every roof in Browne's Addition pitches steeply toward the sky - tucked behind the parapets, porch roofs, and rear additions of these brick mansions are flat and low-slope sections that need a completely different system than the shingles up top.

Frequently asked questions

Yes. We routinely re-roof a single low-slope section - a porch deck, bay roof, or rear addition - without touching the steep main roof, and we detail the transition between them so it stays watertight. If both are aging we'll tell you honestly whether it makes sense to do them together.

Coatings can buy time on a sound deck, but most older flat sections in Browne's Addition have soft decking or failed seams underneath. We always check the wood first; if it's solid a coating may be an option, but if water has already gotten in, a full TPO tear-off is the only fix that actually lasts.

A correctly built one does. The key is drainage and insulation, not the membrane alone. We build slope toward drains, add tapered insulation, and detail the edges so snowmelt and ice can't pond or back up at the parapets - the things that actually cause flat-roof failures here.

Almost never. The flat sections on these homes sit behind parapets or low on rear additions, well below the sightline of the steep roofs that define the streetscape. The white membrane stays out of view while doing the waterproofing work.

Yes - much of our work in this neighborhood is on century-old brick homes. We flash against original masonry carefully, replace any rotten framing we find, and keep low-slope work low-profile so it never competes with the historic character of the house.
