A properly installed TPO membrane with welded seams and good drainage typically performs for 20 to 30 years. The biggest variable here isn't the sheet - it's drainage. Roofs that pond water through our freeze-thaw cycles age faster, which is why we put so much attention into slope, tapered insulation, and scupper sizing on every low-slope job.

It depends on what's underneath. If the deck and insulation are dry and there's only one existing membrane layer, a recover may be possible and saves on tear-off cost. But if we find trapped moisture or soft decking - common on lakeside roofs that have ponded for years - a full tear-off is the only way to get a warrantable result. We tell you which it is after we're on the roof.

We use smooth membranes that let needles and cones wash or sweep off rather than trapping moisture, and we add screened or oversized drains and scuppers so debris can't clog the outlets. On wooded Newman Lake lots, periodic clearing of those drains is the main maintenance the roof needs.
