Why Comstock roofs get inspected
An inspection is rarely about idle curiosity. In the Comstock neighborhood on the South Hill near Manito Park, the trigger is usually concrete: a pending sale, a new insurance policy, a refinance, or a leak that showed up mid-winter. Each of those situations needs more than a verbal opinion. They need a written report with dated photos that an underwriter, a buyer, or a lender will actually accept.

The established homes around Comstock span many decades of building styles, and that matters during an inspection. A 1920s home with steep pitches and original framing gets examined differently than a mid-century ranch with a low-slope addition. We check flashing at chimneys and dormers, the condition of pipe boots and vents, the state of the underlayment where we can see it, and whether past repairs were done correctly.
Older roofs often carry layers and patches from previous owners. We flag those honestly, because an inspection that misses a buried problem helps no one.
Winter damage you cannot see from the curb
The Inland Northwest puts roofs through heavy snow load, repeated freeze-thaw cycles, and ice dams that form along eaves. Much of that damage hides where a ground-level look will never catch it: lifted shingles refrozen out of place, cracked flashing, water staining on the underside of the deck, and ice-dam scarring at the eaves.
Our inspectors get up where the evidence is and bring back photos. If we find the kind of interior or attic moisture that signals a leak in progress, we will tell you before it becomes a ceiling stain.

After the inspection you receive a written summary with photographs, organized by area of the roof, plus a straightforward recommendation: monitor, repair, or replace. If repairs make sense, we scope them.
