We trace water entry from inside the home back to the roof and inspect each transition. On Browne's Addition homes the failure point is usually cracked mortar at the counter-flashing or a missing cricket behind a wide chimney, not the field shingles themselves. Yes. If the surrounding shingles are sound, we remove only the affected flashing, regroove the mortar joint, install new step, counter, and kickout flashing as needed, and re-seat the shingles. A targeted flashing repair is far less expensive than a replacement when the rest of the roof has life left.

The masonry chimneys are tall, the roofs are steep, and freeze-thaw cycles slowly crack the bedding mortar that holds the counter-flashing. Sliding snow on the uphill chimney face also drives water against the brick. Once the mortar opens, water runs down behind the chimney and into the home.

We match the existing shingle profile and color as closely as the manufacturer's line allows so a repair blends into the field. For flashing we use new metal sized correctly for the slope rather than reusing failed or undersized pieces.
